How much acreage?
+/- the footprint of a 2 bedroom, 1-1/2 bath, 1 car garage attached, home.
Minus the modest backyard.

Technically, it’s single story, Ranch style, with a half basement. But back in 2006, they built an addition over the garage. It was well done, but it stick out from the rest of the homes in the Cul-de-sac.

That set-back out front seems a bit excessive but the addition seems like it’s on a zero lot line. Any other weird ROW, zoning, or neighborhood restrictions I should be aware of?

Nah. Because luckily, no HOA to deal with and it's technically in an unincorporated part of town.
